1. Full Buyer’s Agent Service
Our premium full service leaves no stone unturned and no detail overlooked to deliver the outcome you desire.
RESEARCH AND STRATEGY PHASE
The first step is for us to discuss and fully understand your property goals and what you hope to achieve while working with us.
We typically work through all of your preferences in regard to location, your property “must haves” and “nice to haves”, as well as your budget.
This first step is the foundation of our service and it is crucial that we are both crystal clear and fully aligned with what we are out to achieve. Once we are completely clear about your preferences, we’ll set out a solid plan and get to work.
FINDING AND VETTING SUITABLE PROPERTIES
Now we have your property criteria and goals fully documented and understood, the second step is to get to work finding your ideal property.
we search far and wide to identify property that not only meets your criteria, but is available and on budget. This search includes tapping into our network of local sales agents for pre-market and off-market opportunities, plus sorting through all of the publicly listed property for sale.
We have access to many more property options than a simple online search will reveal. Our established networks within the Brisbane and South East Queensland property markets will open up access to otherwise hidden gems.
Our goal at this stage in the process is to put together a shortlist of highly suitable property based upon your initial criteria. As soon as we have pinpointed some good options, we will get out and about to physically inspect each property of interest (you can come along as well if you choose to).
Each property on our shortlist undergoes a thorough assessment and due-diligence check. This research is then compiled and presented to you via a detailed property report for review.
If you’re keen on any of the properties, we’ll then organise and attend any necessary building and pest inspections, plus thoroughly assess the findings.
ASSESSING TRUE MARKET VALUE
Now we have uncovered some great property options for you and narrowed the search down, it’s time to accurately assess the value of each property.
Publicly listed price guides and what you hear from sales agents are rarely an accurate reflection of a property’s true value.
But don’t worry, we know what a property is worth in this part of the world, we’ve been in this business since 2011 so we have a great read on “true value”.
Some of the tools we rely upon to determine a property’s value are recent comparable sales, data from property we have purchased in the past, plus the latest market-intelligence software. These elements when combined will get us closer than anyone to assessing “true value”.
At this point in the process we now have a clear picture of each property on our shortlist as well as an accurate up-to-date valuation. This is all done to protect you from making any costly mistakes regarding property selection or overpaying.
NEGOTIATION, AUCTION BIDDING AND SECURING PROPERTY
At National Property Buyers we are highly skilled, experienced and comfortable negotiating in a high-stakes environment (we’ve negotiated more than $1 billion worth of property transactions across Brisbane).
Every property we are negotiating over has been thoroughly researched, put through rigorous due-diligence checks and we understand the true value of the property. This puts us in a very strong position at the negotiating table.
Our goal at all times is to purchase your ideal property at the lowest price possible, under the most beneficial terms and conditions for you.
ADDITIONAL TASKS
Each buyer’s agent job is different and individually tailored to your specific requirements. but here are some other tasks we often help clients with:

- Coordinate all parties related to the property purchase to ensure the passage through to settlement is a clear and smooth path.
- If needed we can introduce you to our team of trusted alliances such as conveyancers, contractors or insurance brokers.
- Arrange and attend the pre-settlement inspection to ensure the property is just the same as it was when we last inspected it.
- Arrange for pick-up or handover of the key (an exciting day).
2. Evaluation & Negotiation Service
If you have already found a property you are excited about but would like a professional assessment, valuation and our negotiating skills on your side, this is the service for you.
You will receive everything listed above in our full service offering, except you obviously don’t need the initial research and property search elements.

Buyer’s Agent Fees
Our fee is designed for clients who value professional buyer representation, thorough due-diligence, disciplined advice and a better buying process.
Each job is different and we are flexible, but generally speaking the fee structure is 2-3% (+GST) of the final price of the property you end up purchasing. Since the majority of the buyer’s agent fee comes from your purchase costs, you won’t have to pay upfront.
There is an engagement fee which you pay at the beginning, this is typically $2.000 + GST. The engagement fee is subtracted from the total fee once a property has been purchased.
Engagement fee + Success fee = Total fee.
When you work with us, the fee structure will be agreed upon before we get started, it will be fully clear and transparent. There will be no nasty surprises or unexpected costs.
The value, protection and peace of mind you receive by utilising our service will be well and truly worth the fee.
