Understand your brief & build the strategy

This crucial first step is the foundation of what is to come.

We take some time to discuss and fully understand your property goals and what you hope to achieve while working with us.

Then we really nail down the specifics of your upcoming purchase. Things like your budget, preferred locations, property types, must-haves, nice-to-haves and anything else of importance to you. We don’t rush this step and won’t miss a thing.

There are plenty of different factors involved and objectives to keep in mind, so we will make sure we are completely clear about your preferences and “non-negotiables” before we get to work.

We can complete this step over the phone, via a video call or in person (we are based in Wynnum).

The outcome of step one is a clear buying brief and a strategy that keeps us both focused on the same goal.

Search the market & uncover opportunities

As soon as we’ve fully understood and documented your property criteria, we move quickly to find the best available options.

Our search includes all publicly advertised property, suitable pre-market and off-market opportunities, plus we’ll explore options through our network of local selling agents.

We have access to many more property options than a simple online search will reveal. If there are hidden gems to be found, we will track them down for you.

If you already have a particular property in mind, or if you see something of interest at any time, you are more than welcome to let us know and we’ll put it through the same filtering process.

The goal isn’t to bombard you with dozens of listings, it is to narrow the field and pinpoint the properties that genuinely deserve a closer look.

Physically inspect & pressure-test the property

One thing you’ll soon learn about us is that we love to get out and about to physically inspect any shortlisted properties.

We don’t rely on floorplans, fancy photography or the selling agent’s pitch. There’s no substitute for actually walking through a property and experiencing all it has to offer firsthand.

Of course, it is not only the property we are evaluating, it is also the street and surroundings, the position, overall condition, layout, aspect and anything else that actually being on the spot will reveal to us.

You are welcome to come along if you please, but if not, we will report all of our findings to you as quickly as possible (especially if the property impressed us).

At this stage, we’re looking for reasons to keep a property under consideration. If it fails this initial “inspection test”, we eliminate it and don’t look back.

Deeper investigation & establishing value

If a property matches your initial brief, plus it survives the first inspection, we dig much deeper.

⇒ This is the thorough due diligence phase.

Depending on the property and the location, our due diligence can include flood risk assessment, zoning and planning considerations, body corporate information, school zones, renovation potential, street and location factors and the overall condition of the property. Plus many more “property specific” checks and assessments.

Where specialist advice or inspections are required, we can also help coordinate the appropriate professionals, such as building and pest inspectors, your solicitor or conveyancer.

You’ll be kept in the loop throughout this phase and we’ll present all of our findings to you in a detailed property report for you to review. The report will outline everything that we have considered, assessed and what we’ve uncovered about each property. These property reports will tell us whether a property should progress any further along our buying process.

⇒ If a property is still a viable option at this stage, we are now very well placed to determine its true value and establish an educated and accurate buying range.

We use current property data, recent comparable sales and the latest market research to reach a clear and up-to-date valuation.

This data-backed valuation is then combined with our local knowledge, the evidence taken from our physical inspection and our daily experience of buying property across Brisbane and SE Queensland.

By combining all these elements we build a much clearer picture of what we believe the property is truly worth, and what you should be prepared to pay.

Not many properties make it past this step – that is our process working and protecting you.

Negotiate, bid & secure the property

If a property really stands out and you are keen to move from the investigation stage through to the execution stage, this is where all of our prior work comes into play.

At National Property Buyers we are highly skilled, experienced and comfortable negotiating in a high-stakes environment (we’ve negotiated more than $1 billion worth of property transactions across Brisbane).

Regardless of the method of sale, we will put together a buying strategy that is designed to give you the best chance of securing the property you desire.

Because we have done the research, due diligence and valuation work in advance, we can now negotiate from a position of strength. We won’t be reactive to any sales pressure, manufactured urgency or emotion.

The successful purchase of a property you love is a great milestone, but it is not where our involvement ends.

Our flagship service offering designed for buyers who want us to manage the property search and purchase from beginning to end.

The Full Buyer’s Agent service is the complete end-to-end service, built around your individual brief, goals, budget and preferred locations.

We work with you from the initial time you contact us to building out your buying brief, then crafting a buying strategy for us to follow. This leads to the property search, inspections, research and due diligence, formulating property reports, value assessment and then all the way through to negotiation, auction bidding, signing of contracts and finally settlement day.

02 – Evaluation & Negotiation Service

Already found a property that looks promising? We can step in from there.

If you’re comfortable finding your own property (or already have), but want an experienced buyer’s agent to independently assess the opportunity before you commit, our Evaluation & Negotiation Service is designed for this very scenario.

We will inspect, assess and investigate the property just as we do in our full buyer’s agent service. We’ll review recent comparable sales, identify potential concerns and help you to understand what we believe the property is worth – and therefore what you should be prepared to pay.

Best suited to buyers who are happy to find their own property but want the reassurance of professional assessment, advice and representation before committing to the purchase.

Our buyer’s agent fees

Clear, transparent and agreed before we begin.

Our fee structure will vary depending on the scope of the engagement, but you will be absolutely clear about how it works and there will be no nasty surprises when you work with us.

We’ll put everything down in writing before we get started, so both parties are fully aware of the job ahead and the fee structure will be locked in.

As a general rule our total buyer’s agent fee is 2-3% +GST of the final purchase price.

Rather than paying the entire fee upfront, our fee is normally structured in two parts.

01 – Engagement fee

An initial engagement fee is payable when you appoint us, typically around $2,000 + GST.

This allows us to get started, establish the agreed brief and commence work on your behalf.

02 – Success fee

The balance of our fee is called the success fee. This is payable at settlement, after we have successfully helped you secure your property.

Together, the engagement fee and success fee make up the agreed total fee for our service.

We are paid by you – and represent you

We are accountable to you only and do not accept commissions or referral fees from selling agents, property developers or project marketers.

Our role is to protect and represent your interests throughout the purchase.

Frequently asked questions

Buying property, and choosing who represents you often raises a few practical questions. Here are straightforward answers to the things buyers most often ask us. If you have any property or buyers advocacy type questions that are not covered below, please reach out, we’ll be happy to help.

Is using a buyer’s agent worth the cost / fees?

This is a great question and one that deserves a deeper exploration than the standard answer you will find everywhere online.

The usual and easy way to quantify this question is to take the buyer’s agent fee (2-3% of the price you pay for your property) and weigh it up against what you will receive from the buyer’s agent.

When you engage a buyer’s agent you are leveraging the buyer’s agent’s expertise, established networks, due diligence process, ability to assess value, local knowledge and negotiation skills in exchange for 2-3% of the property’s purchase price.

Then there are elements such as the time it saves you, the burden it takes away from you and the stress it shields you from, that all come into this equation of whether a buyer’s agent is actually worth the cost.

How much are all these different pieces worth to you?

Those common reasons above are all valid and helpful when weighing up your decision to go it alone or engage a buyer’s agent, but I also want to outline some of the harder to quantify aspects of “cost”.

Here are a few concrete examples of scenarios we see every day that demonstrate this question of “cost” in a deeper way. Much of this touches on “opportunity cost”.

1. You don’t know what you don’t know.

Let’s say you are searching for your dream family home. You search all the online real estate portals and maybe speak to a local agent or two.

At the same time there is a home that would perfectly match your needs being offered around to local buyer’s agents “pre-market”. The property will never appear online and you will have no knowledge of it or access to it. How much is this access worth to you and what did it cost you missing out on it?

2. Decision time.

Another common scenario is when a property investor is weighing up a few different property options to purchase. Without a proper framework and process in place, they often end up choosing the inferior property (also because it will be easier to purchase).

The property they purchase has obvious problems, or maybe it’s just that another property they didn’t purchase was clearly superior and it goes on to outperform (capital growth, rental returns, less maintenance) the property they are now stuck with. The “cost” of a decision like that can haunt you every month for many years.

3. Flying blind.

We often see inexperienced buyers at the negotiation table or bidding at auction. They have identified a property they love and now need to lock it away.

Their means of assessing the value of the property is generated by an online price estimate tool and maybe the selling agent’s price range. This type of buyer can and does often succeed in purchasing the property, but if they don’t have a proper valuation and end up paying $30,000-$40,000 more than they should or could have, did they actually win the negotiation?

In reality the selling agent and therefore the vendor won and the buyer unnecessarily “cost” themselves.

4. The one that got away.

A similar example is when an inexperienced buyer finds a great property, it ticks all the boxes and is within budget. At the negotiation table they are competing against other buyers, some may even be represented by buyer’s agents.

The inexperienced buyer does not have the skills or knowledge required to fully understand what motivates the sales agent and vendor. The price offered is important of course, but things like timing, settlement terms and contract conditions can be just as crucial.

If a buyer misses out on a property they love, not because it is beyond their buying range, but due to a lack of experience and negotiation skills how do you measure the “cost” of a missed opportunity such as this?

These four scenarios are just a few that come to mind right now, there are plenty more examples that we see all too often.

Keep in mind that when you are buying a property, you are most likely going to be competing against other buyers who do have professional representation, plus the vendor will have a highly skilled real estate agent working on their behalf.

When you engage a buyer’s agent, you are just tipping the balance back in your favour, giving yourself the best chance to achieve your desired purchase.

I should also add that even if you do have a good buyer’s agent by your side, it does not guarantee you will not encounter some of the same issues you will when you go it alone.

So yes, in our experience the buyer’s agent fee isn’t the only cost worth considering.

What does a buyer's agent do, and how is that different from a selling agent?

The important distinction and the best way to understand the difference is to look at who the agent works for.

A selling agent is appointed by the property vendor to represent them throughout the sales campaign. The selling agent’s role is to generate buyer interest, competition and urgency around the property they have been engaged to sell. They work hard to achieve the best possible outcome for the seller of the property.

On the other hand a buyer’s agent is engaged and paid for by the property buyer. The buyer’s agent is there as a protective mechanism and provides buyer-side representation with the goal of purchasing a highly suitable property.

A buyer’s agent helps to build out the buying brief, search the market, inspect and assess properties, undertake due diligence, determine value and negotiate with the selling agents.

A buyer’s agent will also work alongside other professionals engaged by the buyer. This could be a conveyancer or solicitor, mortgage broker, building and pest inspector or any other required specialists.

The role of the buyer’s agent shouldn’t merely be to convince you to buy something. It is to help identify opportunities, understand the risks and value and then represent your interests if you decide to proceed.

How much does a buyer's agent cost, and when are the fees paid?

This can vary depending on which buyer’s agent you use and the scope of the job. Always ensure that both you and your buyer’s agent have all the details agreed upon in writing before you commence work together.

For our Full Buyer’s Agent Service, our fee is generally between 2% and 3% plus GST of the final purchase price. The percentage depends on the nature, complexity and expected value of the property acquisition process.

An engagement fee, typically around $2,000 plus GST is payable when you appoint us and we begin working on your brief. This engagement fee forms part of the total service fee, it is not charged on top of it.

The remaining success-fee balance becomes payable at settlement after we have successfully helped you purchase a property.

If you have already found a property and require our Evaluation and Negotiation Service, or you only need professional representation at an auction, we can provide a fee based on that narrower scope of work.

There are no surprises hidden a the end of our buying process. Your service inclusions, all responsibilities and the complete fee structure are agreed in writing before the engagement begins.

Can you help if I've already found a property?

Yes absolutely, you don’t necessarily need to utilise all of the components within our Full Buyer’s Agent Service.

Our Evaluation and Negotiation Service is tailored to buyers who have already found a property of interest, but want experienced assistance assessing it and managing the purchase.

In this scenario we pretty much do everything included in our full service offering, except for the searching phase. We can still physically inspect the property, investigate its location and surrounding area, analyse comparable sales and put it through the same rigorous due diligence process. Plus we will establish a recommended buying range and manage the negotiation or auction strategy.

We can also help coordinate the buying process with your conveyancer or solicitor, finance provider, building and pest inspector and any other specialists required. The final decision always remains yours.

Do you have access to off-market properties?

Yes, as part of our search we include all “advertised, pre-market and suitable off-market opportunities”.

A pre-market property is generally one that is likely to be publicly advertised but has not yet commenced its full marketing campaign. An off-market property is being offered privately without a public advertising campaign.

The relationships we have with local agents provide us with access to these pre-market and off-market opportunities. We can also make targeted enquiries in areas relevant to your brief.

The important point here is that these properties that are not necessarily available publicly or have yet to appear online, are simply options that we still need to fully assess. They need to fit your brief and withstand our assessment and due diligence process.

That’s why we don’t really spruik these opportunities because just like any other property, they can be good or bad. Our objective is to help identify and purchase the right property for you regardless of how we locate it.

How long does the buying process usually take?

This is a tough one to answer.

A great opportunity can come along at any time. It could be day one of the search, or it could be weeks down the track.

The advantage of using a buyer’s agent is that it is going to help you uncover more opportunities and when you do identify the one for you, you will be ready and able to secure it.

Of course, it would be nice to neatly package up a service that promises to buy you a property within say 30 days, but it is not really practical to make such promises.

There’s no incentive for us to drag this process out, but we have to keep the main goal in mind. To purchase a property you are truly satisfied with.

As a general rule, the buying process takes 1-3 months (investor clients are usually on the quicker side).

Can a buyer's agent bid at auction for me?

Yes absolutely – we can represent you in and around Brisbane or South East Queensland.

The earlier you contact us prior to auction day, the better. This will allow us to be fully prepared and ready to execute the plan.

Can you help if I live interstate or overseas?

Yes, interstate and overseas clients are welcome. and they actually make up a large percentage of our client base.

We have a tried and tested acquisition process and the tools in place to help facilitate a smooth transaction while working with clients who cannot be on the ground here with us in Brisbane.

Importantly for this type of client, we can also be your point of contact for other professionals relating to your purchase (such as conveyancers, building and pest inspectors and mortgage brokers).

Are buyer's agents required to be licensed in Queensland?

Yes, anyone performing property agency work (which includes buyer advocates) in Queensland must hold the appropriate licence or registration and operate within the conditions of that authority.
